Bookings and Terms and Conditions
To place a booking with us you must be at least 18 years of age. The person making the booking will be held responsible for cancellations, non-arrival and damage to the property. Only the named booked individuals are allowed the free use of the property and its facilities. Visitors are only allowed access at our express permission.
To secure any booking we require payment in advance. Payments are refundable under the conditions set-out below.
Cancellations & Non-Arrival Conditions
Guests who need to cancel a booking should contact us as soon as possible. Payments already paid are only returned or refunded in accordance with the following conditions;
Cancellation made within 48 hours of booking, if the check-in date is at least 14 days away = Full refund.
Cancellation made at least 7 days before check-in = 50% of payment refunded.
Cancellation made within 7 days of check-in or non-arrival = No refund.
If we need to cancel your booking with us, please be aware that we cannot be held liable for circumstances beyond our control and that our liability to you is limited to the refund of any payment already made.
We ask that all guests agree to respect the privacy and peace of neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance/nuisance to neighbours or the owners.
We only accept advance bookings of up to three months before the check-in date.
Check-in and check-out:
Check-in after 2 pm on day of arrival.
Check-out by 11 am on day of departure.
WiFi Internet access is provided. We reserve the right to monitor network performance and user usage. Due to our rural location we only have a limited amount of data. 1.5 GB data is allocated for each booking per day and strictly 1 device only. The Internet access provided is intended for general use such as access to the world wide web, email and messaging. Use of our network for illegal activity is prohibited and will be reported to local authorities.
Damage, Theft & Lost Property
You are responsible for leaving the guest suite and garden in the state in which you found it.
We reserve the right to charge the guest who made the booking for any damage caused by any guest or pet. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any damage should be reported as soon as possible.
Any property left behind by guests will be held for a period of 1 month. The guest will be asked to provide an appropriate, pre-paid, return-addressed package to post items back.
Smoking and Burning candles
Samphire does not allow smoking on the property. Please do not light candle or tea lights anywhere in the property due to fire danger.
Provisionally, we accept pets into the guest suite, but please discuss this with us at the time of booking. There are outside areas where dogs will be secure. Pets are welcome inside, but must not be in any carpeted area or on furniture. We would ask that owners ensure their good behaviour. We also request that pets not be left alone in the apartment or garden while owners are shopping/sightseeing etc. Pet owners are responsible for damage done by pets, and expected to clean up pet mess. Pet owners are expected to control their pet's noise so that neighbours are not disturbed. We ask pet owners to bring pet bedding and blankets. If pet owners fail to provide pet bedding and blankets we are able to provide this service but there will be a charge of $40. Cash Payment Only.
On-site parking for one vehicle is provided.
Unfortunately, the house has not been modified to accept wheelchairs.
